Devonshire has earned its reputation as a place where residents take pride in their homes. Recent estimates suggest that approximately 90% of the properties in Devonshire are owner-occupied, a statistic that speaks volumes about the community's commitment to fostering a sense of ownership and belonging.
The Community Covenant was amended in March 2022 to include restrictions on leasing houses in Devonshire. The cited reasons for the restrictions include to protect homeowner equity, preserve the community's character, encourage the community's values, and enhance the mortgage financeability of homes in the community.
No one person can own more than one rental property at a time. Also, the Board of Directors' prior written permission is required to purchase a property that will be rented. Further, the owner must occupy the property for 12 months following acquisition before the property can be rented.
In Devonshire, homeownership is not merely a financial investment; it is a collective effort to create a vibrant and stable community. The majority of residents in Devonshire have chosen to become homeowners, contributing to a sense of permanence and shared responsibility.
While Devonshire boasts a predominantly owner-occupied community, it is essential to emphasize that renters and investors are valued members of the neighborhood as well.
