 Key Highlights from the Meeting:

  1. Introduction of Jennifer Bruington: The meeting commenced with a warm introduction to Jennifer Bruington, the new Community Manager. Jennifer shared her vision for enhancing community engagement and ensuring the smooth operation of Devonshire’s amenities and services.
  2. Gabriel Lamette's Analysis and Future Plans: Gabriel Lamette, the former Community Manager, provided an insightful analysis of past community events and laid out a comprehensive plan for future community activities. His presentation included an overview of successful events from the previous year and new initiatives aimed at fostering a stronger community spirit.
  3. Kelsie Clowe's Speech on HOA Rules Enforcement: Community Standards Coordinator, Kelsie Clowe, delivered a moving speech about the challenges and importance of enforcing HOA rules. Kelsie emphasized the need for adherence to community standards to maintain the quality and appeal of Devonshire, expressing her gratitude for the community’s cooperation, despite occasional resistance.
  4. Unveiling of the New Sand Volleyball Net: Wayne Detweiler, the Community Maintenance Manager, announced the unveiling of a new sand volleyball net, the latest addition to the community’s amenities. This new feature is expected to be a popular spot for residents to enjoy outdoor activities and foster a sense of community.
  5. Introduction of the Resident Advisory Committee: The Resident Advisory Committee, a newly formed group aimed at enhancing resident participation and feedback, was introduced. Although there was not enough time for a Q&A session, their introduction marks a significant step towards more resident-inclusive governance.

Key Discussions and Q&A:

  • Pond Maintenance and Landscaping: Several residents raised concerns about the maintenance of the Fishergate pond area. Questions about weeds, trash trees, and lily pads were addressed with assurances that these areas would be reviewed and maintained according to seasonal schedules.
  • Townhome Lawn Care: Residents expressed concerns about the state of lawns in the townhome areas, with a particular focus on the repeated need for sod replacement. The HOA is exploring alternative grass options that might be more sustainable under current conditions.
  • Community Growth and Development: Queries about the completion timeline for the community revealed that there are currently 2,500 occupied homes, with a total lot count projected to be 4,010. The entire project is expected to be completed within the next 36 months.
  • Homeowner Participation in HOA: Residents questioned when a homeowner would be elected to the HOA. It was announced that the homeowner election process would begin in January 2025, with one member to be named at the next annual meeting.
  • New Amenities and Future Plans: There were inquiries about additional amenities, such as lighting and shade for playgrounds and the possibility of more playgrounds. These suggestions were noted for future review. The discussion also covered plans for a new pool, which will feature a traditional design similar to the existing pools.
  • Speeding and Safety Concerns: The issue of speeding within the community was a significant concern. While speed bumps are not planned due to emergency response considerations, other measures such as additional signage were discussed.
  • Insurance and Budgeting: Questions about rising HOA fees, particularly for townhome owners, were addressed with explanations about increasing insurance costs and the need for budget adjustments to maintain community standards.

The meeting concluded with a sense of optimism and a renewed commitment to enhancing the Devonshire living experience. The HOA team’s responsiveness to resident concerns and proactive planning promises a thriving community atmosphere.
